Getting Started
What areas do you serve?
On Long Island, we build mainly on the North Fork and Shelter Island, including Southold, Greenport, Mattituck and Cutchogue, and we’ve worked all across Suffolk County. In Maryland, our Chestertown office serves the Eastern Shore, including Chestertown, Kingstown, Church Hill, Crumpton, Pomona and Langford.
Are you licensed and insured?
Yes. We’re fully licensed and insured: Suffolk County #29373-H, Southampton L000917, Shelter Island #1921R, and Maryland MHIC #167195.
How long have you been in business?
Since 1987. Paul Davey has built more than 138 new homes and completed more than 1,000 renovations. He’s the third generation of Davey builders; his grandfather started Sligo Construction in the Bronx in 1926.
What kinds of projects do you take on?
New custom homes, renovations and additions, kitchens, bathrooms and decks, across the North Fork, Shelter Island and Maryland’s Eastern Shore. We also build accessory dwelling units (ADUs) and in-law suites. Bathroom renovations and decks are the smallest projects we take on.
Do you build accessible homes?
Yes. We build and renovate for accessibility, and we’re Certified Aging-in-Place Specialists (CAPS), so we can help you plan a home you can stay in for years to come.
I just bought land (or an older house). Where do I start?
Schedule a planning call. Paul will ask about your property, what you want, your budget and your timeline, and he’ll tell you straight what it takes. We’re glad to walk your land with you and go over what building on that site involves.
What should I have ready for the planning stage?
Whatever you have of these: your budget, your timeline, a survey, plans, and a wish list. You don’t need all of it to start the conversation.
I’m still looking for land. Can you help?
Yes. We can put you in touch with realtors we trust who know the land market on the North Fork, Shelter Island and the Eastern Shore.
Do you build from my architect’s plans?
Yes. We build from any architect’s plans, and if you don’t have an architect yet, we can refer you to one.
Is the planning consultation free?
Yes. Quotes and planning consultations are free.
Timeline and Process
How long does a custom home take to build?
About 9 months from the ground up, once permits are issued. To see what that looks like finished, walk through our Southold new build or Maple Ave. home in Greenport.
How long does a renovation take?
Most renovations take 2 to 6 months from permitting, depending on the size and scope of the work. A bathroom typically takes 2 to 3 weeks and a kitchen 3 to 4 weeks.
How soon can you start?
We have the crew to start your project as soon as the permit is issued, typically within 4 to 6 weeks.
Who handles permits and town approvals?
We do. Sligo handles all permitting and town approvals.
Do you build year round?
Yes. The one exception is new foundations: we don’t pour them after mid-December, depending on the weather, because concrete that freezes before it fully cures makes a weaker foundation wall.
Can we live at home during a renovation?
For many renovations, yes. For major renovations or second-story additions, you’ll usually need to be out of the house for at least part of the work.
How will I know what’s happening on my project?
You’ll always know where things stand. Paul is on site several days a week, you’ll have weekly on-site meetings or video calls, and you can reach Paul and your project manager by phone, text or email. We schedule materials and subcontractors well in advance. Building is never a perfect science, though, so if a delay comes up on either side, we’ll tell you and adjust the completion date. Communication is what clients mention most in their reviews.
Can I visit my job site?
Any time. You can also see other clients’ projects in progress around the North Fork by appointment.
How many projects do you run at once?
Typically 2 to 3 new builds or major renovations, plus several smaller jobs like kitchens, baths and decks.
Pricing and Contracts
How much does it cost to build a custom home on the North Fork?
It depends on your land and your plans. The biggest factors are the lot itself (clearing, grading, and any waterfront or flood-zone requirements), the size and layout of the house, the finishes you choose, and site work such as the septic system and utilities. Town permits and approvals can shape the budget too. Because every lot and every wish list is different, we don’t publish a single price. On a free planning call, Paul will go over your land, your plans and your budget and tell you straight what it will take.
How does your pricing work?
We use fixed pricing, so the price is clear to you and to us from the start. The only thing that changes it is you adding work that isn’t in the contract.
What’s the payment schedule?
A deposit when you sign the contract, progress payments we agree on together throughout the project, and the final payment after the punch list is complete.
What are allowances?
Your proposal itemizes an allowance for each finish item, such as tile, kitchen cabinets and counters, so you know exactly what’s budgeted for each choice.
What if I want to change something during the build?
Changes are welcome. We put each one in a signed change order that spells out the new work and its cost, and then we do it.
Design and Finishes
Do you help with design and finish selections?
Yes. We help every client who wants it with paint, tile, door styles, siding and the rest. You can make selections with our staff, at the showrooms and suppliers we work with, or with a designer we refer.
Can I supply my own materials and fixtures?
In many cases, yes. We can’t warranty items a client provides.
Special Projects
Can you build on the water or in a flood zone?
Yes. We have experience in every area of new construction, including waterfront homes, subdivisions, flood zones and projects that need approvals from several agencies.
Do you install I/A septic systems?
Yes. We’ve been installing the new nitrogen-reducing I/A (innovative/alternative) septic systems since the pilot program began several years ago.
Do you work in historic districts?
Yes. We’ve built and renovated homes in historic districts, and our in-house craftsmen can match existing finish work exactly.
Are your homes energy efficient?
Yes. We build Energy Star rated homes, all with spray foam insulation, energy-efficient fixtures and appliances, LED lighting and smart thermostats. We also install heat pumps, solar and whole-house generators.
Do you build ADUs and in-law suites?
Yes. We build accessory dwelling units and in-law suites, whether it’s a separate cottage or a suite added to your home.
After the Build
Do you offer a warranty?
Yes. All our work carries a 3-year parts and labor warranty. Manufacturer warranties on products range from 1 year to lifetime.
Do you offer property management for second homes?
We don’t, but we can refer you to people we trust.
Maryland
Who runs your Maryland projects?
Paul runs every Maryland job himself, from Chestertown to the rest of the Eastern Shore, with our in-house carpentry, tile and finish crews. For specialized work we’ve partnered with top local subcontractors, including Davis Plumbing, Smartech Electric and Shore HVAC.
